What February’s Numbers Mean for Chapel Hill Homeowners

If you own a home in Chapel Hill, here’s something worth knowing over your morning coffee: your home is likely worth more than it was a year ago. The median home value in Chapel Hill is sitting around $600,000 right now — and while the market has cooled slightly from the frenzy of a few years ago, values have continued to climb steadily.

But here’s what’s really interesting heading into spring.

Mortgage rates have finally dipped below 6% for the first time in over three years. The average 30-year fixed rate is hovering right around 5.97% as of this week, down from nearly 7% just a year ago. That’s a meaningful shift. For a $500,000 home, the difference between a 7% rate and a 6% rate saves you roughly $330 per month — or almost $4,000 a year.

What does that mean for Chapel Hill specifically?

Camelot Village Still Waiting for Answers

even months after Tropical Storm Chantal flooded the Camelot Village condominium complex, dozens of units remain empty and residents are still waiting for answers. Of the 76 units impacted by the storm, only about six owners have started their own repairs — some spending $20,000 out of pocket while waiting on insurance claims. Property managers blame red tape with federal emergency management and the insurance company for delays. For those who've been watching Chapel Hill's flood recovery efforts, this is a story worth following — and a reminder that some of our neighbors are still dealing with the aftermath.

West Rosemary Street Closure Starts Monday

Mark your calendars: Monday, February 16 marks the start of a full closure of West Rosemary Street from North Merritt Mill Road to North Roberson Street. This is Phase 1 of OWASA's 18-month project to replace an 80-year-old water main. The closure is expected to last two to three months before crews move east toward Columbia Street. Use West Franklin Street as your east-west detour. Businesses along Rosemary are still open — they're just a little harder to reach. Chapel Hill Transit has set up temporary stops on Lindsay Street and Church Street.

UNC Recording Policy Now in Effect

UNC-Chapel Hill's new policy governing the recording of classes went into effect this week — and it's stirring concern among faculty. The policy allows administrators to secretly record professors in certain situations. Discussion began nearly two years ago after the business school recorded professor Larry Chavis without his knowledge to review his classroom conduct. Faculty groups have raised questions about academic freedom, especially given the current climate around DEI policies. The American Association of University Professors chapter chair called the administration "the enemy" when it comes to protecting faculty rights.

UNC Star Caleb Wilson Sprains Wrist

UNC men's basketball star freshman Caleb Wilson suffered a sprained left wrist during Tuesday night's 75-66 loss at Miami. Wilson — a projected top-5 NBA Draft pick who leads the team in scoring (19.8 ppg) and rebounds (9.4 rpg) — left the game in the second half, spent time in the locker room, and returned with his hand heavily wrapped. He finished with a season-low 12 points. UNC (19-5, 7-4 ACC) hosts Pittsburgh on Saturday. The ACC will release an injury report Friday night.

WCHL Hometown Heroes Celebrated

Chapel Hill gathered on Saturday, February 7 to honor the 2025 WCHL Hometown Heroes at a special luncheon. These are the folks who quietly make our community better — volunteers, mentors, and neighbors who show up when it matters. Congratulations to all the honorees. Check it on out Chapelboro.
