So listen — if you haven’t driven down to Pittsboro in a while, you might want to sit down for this.

Chatham County has quietly become one of the fastest-moving real estate stories in the
Triangle, and it’s happening about 20 minutes from your front door. I’ve been spending more time down there with buyers and sellers, and here’s what you need to know.

The Big Number: $688,685

That’s the median sales price in Chatham County as of February — up 10% from January
alone. Inventory is growing (310 homes on market, up 11% from the month prior), and
homes are averaging about 50 days on market. But here’s the thing: they’re still selling four days faster than this time last year. Translation? More choices for buyers, but demand isn’t going anywhere.

Chatham Park Keeps Getting Bigger

If you’ve heard the name Chatham Park but haven’t really paid attention — now’s the time.
This master-planned community in Pittsboro could eventually include up to 22,000
residential units and 22 million square feet of commercial space. For context, Pittsboro’s
current population is about 4,700 people. We’re talking about a development that could
triple the size of the town. The newest phase, South Village, was approved last November — over 5,000 acres south of US 64 Business. That’s in addition to neighborhoods already selling: NoVi, Tessera at Mosaic, Vineyards, Medley at Northwood Landing, and The Guild at Mosaic. And a new Italian restaurant, a Tavolo, is opening at Mosaic this summer. The developers at nearby Cooper’s Ridge are courting names like Target, Publix, and Harris Teeter for retail space.

Yes, Disney. In Pittsboro.

I know. But it’s real. Storyliving by Disney broke ground last June on Asteria, a 1,500-acre
Disney-branded residential community inside Chatham Park. It’s only the second one in the country — the first is in California. Home sales are expected to begin in 2027. Whether you love it or you’re still processing, it’s going to bring national attention (and national buyers) to our backyard.

What This Means for Chapel Hill Homeowners

Here’s where I want to be real with you. All of this growth next door affects our market too. Chatham County’s boom is pulling some buyers south who might have otherwise looked in Chapel Hill — especially first-time buyers priced out of the $600K+ range. At the same time, the infrastructure and amenities coming to Chatham are making our entire region more attractive to relocating families, especially from out of state.
